Speak with a Mortgage Professional about getting a pre-approval. This document takes into account income and outstanding loans and, shows you the price range you can shop around.
After getting your pre-approval, let's discuss together what kind of home you're looking for. At this stage we are filtering out options that you wouldn't consider. We'll discuss your "must-haves", preferred house style, location & commutes, etc. And we'll strategize which homes to view.
When walking through Showings and Open Houses, envision yourself living there. While house hunting having an emotional attachment to a house is important BUT remain vigilant and objective. for any signs of leaks, notable smells, cracks, wiring, etc.
Once you've found "The One" consult with your REALTOR® to put in an offer. Find the right offer price (based on comparables, days on the market, motivation). It's not all about price though so plan ahead and figure out conditions and what you need to do before moving from your current home.
